Why This Early Spring is the Sweet Spot for Selling Your Central Iowa Home
    It’s spring in real estate!

Ah, spring in Iowa. One day it’s 60 degrees, and you’re ready to drag the patio furniture out of storage; the next, you’re scraping frost off your windshield while muttering words unfit for church. But despite Mother Nature’s mood swings, early spring—starting in March through May—is hands-down the best time to sell a home.

I know, I know. You might be thinking, But Brandi, what about summer? Isn’t that when people are really house-hunting? Sure, summer sees plenty of buyers, but if you wait that long, you’ll be up against a flood of new listings, meaning more competition and less of that sweet, sweet seller advantage you’re looking for.

And let’s talk stats, because numbers don’t lie—unlike that groundhog whose predictions are a little shaky at best.

The Data Doesn’t Lie (Even If the Weatherman Does)

Year after year, real estate research has proven that homes listed between March and May sell faster and for more money compared to other times of the year.

According to Zillow, homes listed in mid-to-late March sell the fastest, often going under contract in as little as 16 days. And Realtor.com reports that homes sold in April and May tend to net higher prices, thanks to increased buyer demand.

Why? Because buyers come out of hibernation like a bunch of house-hungry bears. They’ve been cooped up all winter scrolling Zillow in their sweatpants, waiting for the perfect house to hit the market. Once the snow melts (or, let’s be real, mostly melts), they’re ready to pounce.

Plus, families with kids want to buy now so they can close, move, and settle before the next school year starts. Translation: motivated buyers willing to make strong offers.

    Less Competition, More Buyer FOMO

If you wait until summer, you’ll be listing alongside everyone who had the same brilliant idea. By then, the market is flooded with new listings, and buyers suddenly have options. (Gasp! The horror.)

But in early spring? Inventory is still relatively low, meaning buyers are more likely to compete over your home. And if there’s one thing I love in real estate, it’s a good old-fashioned buyer bidding war.

Curb Appeal Without the Sweat 🌸

Another perk of listing now? Your home looks fresh without you sweating buckets to make it happen. Early spring means budding trees, green-ish grass (or at least not a depressing sea of brown), and a front porch that isn’t buried under snow drifts. You can throw some potted flowers by the front door, snap a few sunny listing photos, and boom—instant charm.

Compare that to July, when you’re watering flowers like a maniac and praying your landscaping doesn’t crisp up into a sad, crunchy mess.

    Mortgage Rates & Buyer Urgency

Let’s not forget the financial side of things. Mortgage rates have been doing their little rollercoaster act lately, and while we can’t predict the future (because if I could, I’d be writing this from my beach house in the Bahamas), buyers are paying close attention. When rates dip even a little, they rush to lock in a deal before they go back up. Listing in early spring means you’re catching buyers while they’re still motivated—before they decide to sit on the fence (or worse, wait for fall).

According to FreddieMac, last week mortgage rates decreased to their lowest level in over two months. The drop in mortgage rates, combined with modestly improving inventory, is an encouraging sign for consumers in the market to buy a home.
