Plot Twist: The Market’s Cooling Off (And No One’s Talking About It)

If you’ve been waiting for a sign to buy in Central Iowa – this might be it.
Let me just say – I’ve been doing this real estate thing for a long time. I’ve seen wild markets, quiet markets and those awkward in-between stages where buyers and sellers stare each other down like it’s a standoff in an old Western.
And right now? We’re in the middle of what I like to call "The Great Shift" – only no one’s really yelling about it yet. Well, that's a lie, main stream media would have you believing the sky is falling, so let me pull back the curtain for you and talk about what is really happening right now.
Here’s What I’m Seeing (and Feeling)
The past few years have been bananas – low inventory, bidding wars and buyers waiving everything short of naming their first-born after the seller, just to get a house bought. But now? Things are changing – subtly, but enough that this Iowa girl can feel it in her bones (and let’s be honest, my knees).
More homes are popping up for sale in towns like Story City, Radcliffe, Clear Lake and even some of those acreages around Ames, Ellsworth and Williams that we couldn’t have touched last year because they were scooped up in a blink. (⬆️click any of those towns above to see what's for sale!)
And guess what? Some of those homes aren’t flying off the market in 48 hours anymore. 🎯

Translation? Buyers, You’ve Got a Window.
I’m not saying it’s a full-on buyer’s market (yet) – but we’re definitely tipping out of that entirely seller-dominated chaos of the last 4 years. Sellers are starting to negotiate again. Price reductions are showing up – a rare beast until the last 4 months. And if you've got solid financing and realistic expectations? You might actually land a house without selling a kidney.
If you’ve been holding off – waiting for the “right time” – this might be your moment. That Goldilocks zone where there’s still decent inventory, interest rates are steady-ish and you’ve got a little bit of leverage.
What to Do With This Info (Besides Panic Scroll Zillow)
Here’s my honest advice, straight from the wrinkly napkin on my desk:
- Get pre-approved now. Not later. Not when “you find something.” Right. Now. (PS: If you don't already have one, I have a list of great lenders I'd suggest, 📲DM me LENDERS at 515-291-0914 )
- Don’t ghost your agent. (Yes, I’m talking about me. I see you lurking.)
- Watch for price drops. They’re happening more than you think.
- Don’t assume you’ll overpay. That narrative is stale. Local sellers are adjusting.
And if you’re hoping to snag a home with a few acres, a decent kitchen or space for your future chicken coop – I’d say this spring/summer combo is as good a time as any.
Final Thought Before I Go Let My Dogs Out
Look – I know the news is confusing. One minute it’s “housing crash incoming” and the next it’s “prices soar to new records.” But Central Iowa doesn’t always follow national headlines. We’ve got our own pace, our own rhythms – and right now, those rhythms are shifting in your favor. But I can't guarantee the shift will last very long.
If you’re thinking about buying this year – let’s chat. I’ll give you the real scoop, an insiders look at the market, a easy to follow game plan and maybe a few sarcastic side comments to keep things fun. 😏
Because the best time to buy a house might just be before everyone realizes it’s the best time to buy a house.
Want help figuring out where to start? I’m happy to be your boots-on-the-ground guide – even if those boots are high rubber rain boots for the next week (yikes 🌧️).
Let’s go house hunting!
