Blog Title: “April Showers Bring… Offers? Why Spring is the Sweet Spot for Selling Your Home in Iowa”

Let me tell you something about April in Central Iowa: it’s the season of mud-caked boots, allergy meds, and—for some brave souls—shorts in 50-degree weather. (We see you, Nick.) But if you’re sitting on a property and wondering when the right time to sell is, allow me to grab you by the shoulders—gently—and say: Friend, it’s right now.

    Are you ready?

April isn’t just for tulips and tax returns. It’s prime real estate season, and I don’t say that lightly. After all these years as a REALTOR® in this area, I’ve seen patterns. I’ve lived through the rollercoasters (looking at you, 2008), and if there’s one thing that’s held true? Spring is when buyers come out of hibernation like caffeine-deprived bears sniffing out their dream home—and sellers finally realize, “Hey… maybe that basement project won’t get done before we list.”

So let’s break this down, real-talk style.

    The Buyers Are Hungry

You know that weird energy people get when they’ve been cooped up all winter? Like they suddenly need to do something? That applies to house hunters, too. After a long winter of browsing Zillow under a weighted blanket, buyers are ready to trade in scrolling for showings and open houses.

    And this year? It’s next-level.

There’s a serious case of pent-up buyer demand going on. I’m talking multiple-offer situations, fast-moving listings, and a decent amount of “We’ll waive the inspection!” energy. (Don’t worry—I still advise my buyers to not do that unless we’ve had a very serious talk.)

Rates have settled down a bit, too. As of early April, we’re hovering in the mid 6% for a 30-year fixed mortgage—not the unicorn days of 2.8%, that’s for sure, but way more palatable than last fall’s brief foray into the high 7s.

Buyers have recalibrated. They’ve adjusted their budgets. They’re ready to go. But inventory? Still tight.

    We need more inventory!

Inventory is UP…Kinda, but Not Really

Here’s where it gets juicy. Yes, we’ve seen a slight uptick in listings compared to last year—but when you zoom out and compare it to pre-pandemic norms? We’re still low. Like, that “last cookie in the jar” kind of low.

And that means less competition for sellers. Your neighbor might still be “thinking about listing once school’s out,” but guess what? That gives you the edge now. If you wait until June, you’ll be wading into a much more crowded pool (and no one likes a crowded pool… unless it’s a margarita party, and even then, it’s questionable.)

Right now, buyers are watching the market like it’s their favorite Netflix series. If your home shows up in their feed with good photos, the right price, and that just hit the market buzz? You better believe they’re booking a showing before they finish their iced coffee.

    The Magic of Midwestern Spring

There’s something special about April in Central Iowa. The trees are blooming (or at least trying), the grass gets its color back, and homes just look better in the spring light. Curb appeal becomes a real thing again. Buyers walk up the driveway and can actually see themselves living there instead of thinking, “Man, this would be great if it wasn’t 12 degrees and snowing sideways.”

One of my sellers in Hubbard put their house on the market last year to no avail. Fast forward to this year and we had four showings and two offers by day four, and fully accepted offer by day five. Day. Five.

And no, it wasn’t because of some magical feature like a wine cellar or a built-in espresso bar (although now I kind of want one). It was timing. Pure and simple.

    So… Should You Wait?

Look, if you’re planning to redo the kitchen, finish the basement, AND build a deck before listing… maybe give me a call so we can have a gentle chat about priorities. But if you’re sitting on a property that’s clean, cared for, and market-ready (or close enough that a deep clean and a weekend of decluttering could do the trick)? April is your moment. Don’t miss it.

Sellers always ask me, “Should I wait until summer?” And my response, depending on the day, is either:

    1. “You could, but why would you want to fight for attention in a more crowded market?” or

    2. “Do you like money? Because buyers are ready to hand it over now.”

I may or may not say that last one with a wink.

    Let’s Talk Strategy

If you’re even thinking about selling, let’s chat. I’ll give you an honest assessment (no fluff and no pressure) and help you figure out the best way to position your home to attract the right buyers. Whether it’s an acreage north of Ames or a cozy ranch house in Clear Lake, I’ve got your back.

Spring waits for no one. And neither do eager buyers with pre-approvals in hand.

    Let’s do this!

    Brandi —

Still slightly muddy from showing acreages, still slightly caffeinated from my morning Pepsi, and always rooting for my clients.

P.S. Not sure if your place is ready? I can help with that too. I’ve seen it all—from pink carpet to extensive taxidermy collections (no judgment!)—and I know how to turn “not quite ready” into “listed and loved.” Let’s make it happen.

Call or text me anytime. I’m here to help.
