Are You Killing your House Sale? Here’s What Iowa Sellers Need to Know Right Now
United States map showing top 10 states with the highest percentage of home listings with price cuts in April. Arizona ranks first with 27.88%, followed by Florida at 24.62%. The graphic highlights a trend of price reductions across the South and West, with experts warning that sellers are overpricing homes and not listening to the market.
    Where Price Cuts are Surging

You’ve probably seen the headlines or maybe felt the sting of a showing slowdown, but here’s the hard truth: home price cuts are surging across the U.S.

Why? Because sellers are overestimating what their homes are worth and not listening to the market and NOT because prices are falling.

According to a recent Realtor.com report, 18% of homes nationally saw price reductions in April, with states like Arizona and Florida leading the way.

But this isn’t just a Southern or Western issue. This trend is starting to creep into the Midwest too. As a REALTOR® working in central Iowa, I’m seeing firsthand how even great properties can miss the mark, especially if they hit the market overpriced.

The Market Has Shifted. Have You?

We’re no longer in that red-hot, bidding-war-every-weekend on every house market.

Interest rates, inflation and buyer fatigue have all played a role in cooling demand. That doesn’t mean homes aren’t selling - they still are - but today’s buyers are more cautious, more selective and more value-conscious than they were a year or two ago.

When sellers ignore that reality and try to “test” a higher price, the property often sits… and sits… and sits. Eventually, it needs a price drop to re-engage interest, but by that point, momentum is lost and buyers start to wonder: What’s wrong with it?

Here’s what housing experts are warning (and it’s playing out locally too):

Pricing too high out of the gate leads to disappointment. You’ll likely end up selling for less than if you’d priced strategically from the start.

While the Realtor.com data in the photo focuses on the South and West, nearly every state - including Iowa - has seen an increase in price cuts compared to last year.

Central Iowa Perspective: What This Means for You

In areas like Ames, Story City, Radcliffe, Clear Lake and all the surrounding towns, I’m working closely with sellers to help them navigate this new normal.

✔ If you’re thinking of selling in 2025, the key is accurate pricing right out of the gate, not wishful thinking or try it & see pricing.

✔ Homes that are priced right, prepared well and marketed effectively are still selling quickly and for strong prices

✔ The ones that miss? They’re often trying to “wait out the market” or “start high and see what happens”

Spoiler alert: That approach rarely works anymore.

Bottom Line: Listen to the Market or Risk Leaving Money on the Table

Pricing your home is both an art and a science and it’s more important than ever to get it right the first time.

If you’re curious what your home is really worth in today’s central Iowa market, I’d love to provide a no-obligation consultation backed by 20+ years of local experience and an abundance of real-time data.

I work with sellers across central Iowa - from acreages south of Ames to lake front properties in Clear Lake and I’m here to help you make the right, smart, profitable moves.
